Located within the York Conservation Area, this innovated 25,500 sq ft of new office space forms a pivotal part of the wider regeneration and masterplan for the Railway Area.

The design sensitively retains and repurposes the former Malthouse on the site, creating a striking entrance to the development. A new-build infill draws on York’s rich industrial railway heritage, with a distinctive roof profile inspired by historic kiln roofs and the multi-pitched forms of railway engine sheds. Hit-and-miss brickwork combined with large rooflights and an atrium brings diffused natural light deep into the building, maintaining a strong material identity.

Responding to new working patterns, floorplates were been designed to encourage agile working, offering flexible open-plan spaces alongside options for smaller smart meeting rooms to support hybrid collaboration.

Larger kitchens, breakout areas, and informal social spaces foster creative interaction, positioning the office as a hub for innovation and engagement. A plant-filled atrium enables natural ventilation, and the scheme places strong emphasis on daylight, green spaces, and occupant wellbeing.

Neil successfully led the project team through the design and planning stages, securing planning consent. His leadership ensured a coordinated, sensitive design approach that met both client aspirations and conservation requirements, while managing the complexities of the multidisciplinary team.
