Nestled within the historically rich Bear Gardens Conservation Area near London Bridge, this ambitious regeneration project breathed new life into a long-vacant site just steps from the Thames. The scheme transformed three 19th-century warehouses — formerly the premises of E. Newman & Sons, known for crafting weaving loom card patterns — into a vibrant, eight-storey boutique aparthotel, alongside mixed-use ground floor spaces that support cultural and educational uses. 

Andrew oversaw the project management team, from pre-construction through to completion.  The scheme saw the transformation of three of the five buildings to include: 

75 Boutique Aparthotel Units: A mix of studios, one- and two-bedroom apartments across a sensitively redeveloped site. 

Mixed-Use Ground Floor: Includes accommodation for the nearby Globe Theatre and a language school, plus new retail and gallery spaces. 

Heritage-Led Regeneration: Designed in close consultation with the Council and stakeholders over a three-year period, preserving the site’s industrial legacy. 

Architectural Sensitivity: Retains and restores key historical features—including the courtyard once used for bear-baiting—while introducing elegant contemporary design. 

Sustainable Design: A core ambition from the outset, the scheme exemplifies energy-efficient construction and long-term environmental performance.
