Following the acquisition of 160 Blackfriars Road in South Bank, Maya Capital and AnaCap Financial Partners embarked on an ambitious, full-scale refurbishment to reposition the building as a best-in-class office destination. Designed by Leach Rhodes Walker, the project has transformed the site into Friars Yard — a leading example of sustainable commercial office redevelopment in central London.
The redevelopment delivers over 92,000 sq ft of Grade A office space across nine floors, with efficient floorplates averaging around 10,500 sq ft. A key early intervention included the fast-track repositioning of a ground-floor commercial unit to improve visibility and access, unlocking the full potential of the refurbishment. A new reception and entrance sequence now leads through to a widened, landscaped courtyard, creating a distinctive and welcoming sense of arrival.

Occupier experience is at the heart of the scheme. One of its standout features is a 3,186 sq ft communal roof terrace on the ninth floor, offering panoramic city views and available for private functions. End-of-trip amenities include 111 cycle spaces, high-quality showers, lockers, a drying room, and a dedicated exercise area, supporting health and active commuting.
Sustainability underpins every aspect of Friars Yard. The project targets BREEAM Excellent and EPC A ratings, and is actively pursuing Net Zero Carbon status. By retaining the original structure and integrating biodiversity and wellness-focused design, the scheme achieves a responsible, future-proof footprint.

Andrew Link, in his previous consultancy business led the end-to-end delivery of the refurbishment and the building’s Net Zero strategy — from shaping the client brief and appointing consultants to overseeing design management, contractor procurement, and phased construction handover.
