Andrew was Director of Project Management at his previous firm, which was appointed by Amazon to deliver the fit-out of their new UK headquarters at Principal Place and to monitor the wider base build on their behalf. This was one of the largest commercial fit-outs in the UK at the time — a complex, high-profile scheme of over 600,000 sq ft across 15 floors.

Amazon’s vision was to consolidate its expanding UK operations from Slough and multiple other London offices into a landmark headquarters that reflected its global brand identity and supported its evolving workplace strategy. Located on the edge of the City of London and Shoreditch, the development was a key part of Amazon’s long-term commitment to London as a strategic tech hub.

Principal Place was developed by Brookfield as a flagship mixed-use scheme that included:

  • A 15-storey commercial office tower

  • Over 2,000 sq m of retail space

  • A new public piazza

  • Residential apartments in an adjacent tower

  • Two expansive roof terraces with panoramic city views

The interior design vision was to create a dynamic, flexible and sustainable workplace. The fit-out included a variety of open-plan office zones, collaboration hubs, cafes, breakout areas, event spaces, bespoke staircases between floors, and specialist AV and IT infrastructure. Sustainability, wellbeing and functionality were central design pillars, with biophilic design features, generous daylighting, and innovative use of natural materials throughout.

Two rooftop terraces were integrated as flexible amenity spaces offering informal meeting areas and opportunities for staff engagement with outstanding views of the city skyline. The base build also required careful interface coordination to allow early fit-out access and progressive occupation, all while maintaining strict security protocols and Amazon’s operational standards.

The team delivered a world-class office environment aligned to Amazon’s global workplace strategy — both on time and to a high standard of quality. The project not only set a benchmark for tech-sector fit-outs in the capital but also demonstrated how strong project leadership and early collaboration between fit-out and base build teams can reduce complexity and risk on major occupier-led developments.
