The Canada Water Masterplan is a 12-year, £4 billion transformative redevelopment initiative led by British Land, in partnership with AustralianSuper and Southwark Council. Spanning 53 acres in southeast London’s Rotherhithe peninsula, the project aims to deliver London’s first new town centre in over 50 years.
The Masterplan includes approximately 2,700 new homes, 35% of which are designated as affordable. These homes are highly sustainable and fully electric, aligning with British Land’s target to achieve net zero carbon emissions by 2030.
The development also delivers 2 million sq ft of smart-enabled office space, creating the UK’s largest cluster of BREEAM Outstanding buildings. A further 1 million sq ft is allocated to shops, restaurants, cultural venues, and leisure amenities, including a new leisure centre with swimming pools, sports courts, and a gym. Complementing the buildings are 12 acres of new parks and squares, 16 new streets, and a 3.5-acre central park — greatly enhancing green space and connectivity across the site.
Prior to founding Feat Factory, Andrew Link led the team at his previous firm supporting British Land with development and project management services, including contract administration, for the first phase of the Masterplan — Dockside Quarter. This phase comprised several key projects:
The Dock Shed: A six-storey, 180,000 sq ft mixed-use building combining office and leisure space. Designed by Allies and Morrison and constructed by Mace, it features a distinctive saw-tooth steel roof referencing the area’s industrial heritage. The building includes expansive terraces overlooking Canada Dock and has achieved BREEAM Outstanding and NABERS 4.5* ratings, incorporating solar panels and air source heat pumps.
Leisure Centre: Located within the Dock Shed’s lower levels, this new facility for Southwark Council includes an eight-lane swimming pool, sports hall, gym, and yoga studios — supporting community health and wellness.
The Founding: The first open sale residential building delivered under the Masterplan. Designed by Allies and Morrison and built by Wates, this 35-storey tower will deliver 186 one-, two-, and three-bedroom apartments, each with private balconies.
Plot K1: The first affordable housing scheme comprising of a six-storey, 79 homes, 60 homes for social rent and 19 for intermediate tenure. Designed by Morris + Company and arranged in a C-shaped layout around a landscaped courtyard, the building integrates sensitively with nearby Russia Dock Woodland and Stave Hill Ecological Park.
The first phase also delivered substantial public realm and infrastructure works. This included significant enhancements to Canada Dock, focused on ecological restoration and improving public access. A central feature is the 170-metre-long red pedestrian boardwalk, designed by architect Asif Khan. This curving timber structure allows visitors to experience the dock’s natural setting without disturbing its ecology.
