Grenadier House, also known as The Chimes, is a high-quality later-living development by PegasusLife (now Lifestory), designed by Mæ Architects and located on Horseferry Road in Westminster.

The scheme delivers 36 private apartments tailored for independent older adults seeking vibrant, urban living. Anchored in HAPPI (Housing our Ageing Population Panel for Innovation) principles, the project emphasises wellbeing, social connection, and sustainable design. Communal amenities — including a kitchen-café, wellness centre, guest suite, and landscaped courtyard — foster a strong sense of community and belonging.

At the request of the client — whom Andrew Link had previously supported as Project Director on two earlier developments — he was asked to take over leadership of the Construction Management team while the client reconsidered their choice of main contractor.

At the point of Andrew’s involvement, substructure works were already underway, and procurement and detailed design were approximately 70% complete. During RIBA Stage 4, the client made the strategic decision to revise the MEP approach, which had significant implications for multiple trade packages. Andrew provided critical direction to the client and consultant teams, ensuring information flow remained aligned with programme requirements. He also led a robust process to assess, cost, and agree late-stage design changes before instruction.

Given the scheme’s complexity and shifting parameters, sustaining team morale and performance across the consultant and trade contractor teams was vital to fulfilling delivery obligations and maintaining project momentum.
