Kingswood is a bold new community designed to meet the future needs of West Sussex while respecting the traditions of its past. Just a mile south of Billingshurst, this 150-hectare site is being transformed into a walkable, vibrant small town — offering not just homes, but a way of life rooted in sustainability, connection, and opportunity.

Developed by Our Place and supported during the early phases by both Andrew Link and Nick Bentley, the project has benefited from expert input across development appraisal, phasing and programming, budgeting, and procurement support of the design team and infrastructure works. Kingswood represents an ambitious response to Horsham’s housing crisis. Rather than replicating disconnected, car-dependent housing estates, it embraces a new model — one of placemaking, sustainability, and long-term community value.

The development will deliver up to 2,850 homes, carefully planned to suit all ages, life stages, and incomes. At its heart, a bustling town centre will provide cafés, shops, workspaces, a hotel and spa, and welcoming public spaces where people can meet, relax, and thrive.

Kingswood is designed to grow with its community. A new all-through school — including both primary and secondary provision — and a dedicated healthcare centre will be delivered in the early phases. A second two-form entry primary school will follow as the town expands, ensuring early access to high-quality essential services.

The scheme also includes more than 44 hectares of green space, comprising 41.5 hectares of informal natural landscapes and 9 hectares of functional parkland and recreation areas. These green spaces are central to the development’s character, providing room for play, rest, biodiversity, and active lifestyles.

Connectivity is key to the scheme. Kingswood will link to the wider region via a new bridge over the Arun Valley railway line, while enhancements to local infrastructure will ensure smooth regional access. Sustainable transport options will be prioritised through an extensive network of footpaths and cycleways, and land has been safeguarded for a potential new railway station — enabling low-carbon travel for generations to come.
