Redcliff Quarter was a flagship £250 million regeneration project designed to revitalise a derelict 3.5-acre city centre site into a thriving new urban destination. Located off Queen’s Lane and Redcliff Street, this ambitious mixed-use scheme aimed to reconnecting the site to the wider city with vibrant public realm.

The masterplan for Redcliff Quarter brought together residential, hospitality, food & beverage, and commercial space to form a truly integrated urban community.

The scheme includes:

  • Over 500 apartments, including what was to be the city’s tallest private residential building at 22 storeys

  • A 239-bed 4-star international hotel (later changed to student accommodation)

  • A 20,000 sq ft European-style food court

  • Eight independent restaurants, rooftop dining with panoramic views, and a range of cafes

  • 15,000 sq ft of office space and co-working areas

  • A new pedestrianised street and extensive public realm improvements

  • £2.2 million investment in local road and infrastructure upgrades

Originally deemed unviable for both the borrower and the lender Nick Bentley was involved in the Development and Project Management team at his past firm which re-engineered the scheme from the ground up to unlock its potential which included £10 million in cost savings through design optimisation and an additional £15m in value generated in collaboration with Bristol City Council and reprogrammed the development to minimise loan exposure and ease project cashflow.
